Wellborn, Florida real estate for sale
As much as I hate to do it, especially after living and enjoying my 40 acres for over 30 years, I have to sell at least part.
"A plan is just a guess in a party dress."
- Michael Yon
- especially when the plan involved some folks that sounded awful good but turned out just awful. It's not too helpful being a lot older than I ever expected to be and having to move pretty slowly these days courtesy of our old friend Arthur. Arthur Itis.
The 40 acres has 3 spring-fed creeks, a total elevation difference of 70 feet (this is North Florida), and is far enough inland to weather hurricanes pretty well. The creeks offer excellent possibilities for building small lakes and due to 3/4ths of the property being climax hardwood forest, is extraordinarily pretty.
The two 10 acre parcels on the West side are presently listed with Thom Duncan of Country Rivers Realty Inc. and are priced at $7,600/acre which is an average of half the price of adjacent parcels up for sale.
Google doesn't have a very good satellite photo of this area and the annotated one below is the best I could get.
![]() This is a tracing from the Suwannee Soil Survey manual with the creeks sketched in. The creeks are not straight as shown, they meander as shown in the East creek photo 4 shots down.
![]() Thirty years ago when my bride and I were considering what type of house to build and where to site it we went through more thoughts than picking out a name for the baby-on-the-way! One thought was a 3-story "A"-frame to be located about a 3rd of the way down the SE 10 overlooking the creek with access provided by damming the creek to form a spring-fed pond. Shoulda done it.
MAP (note: the area code is 386 not 904 as shown)
The waterfall/cascade photo below was taken near dusk with my 1998 1 megapixel camera.
Another consideration; I was keen on building a two-parter on either side of the cascades with a bridge and breezeway connecting them. ..still love to do it! She kinda shot that one down for reasons I've forgotten.

![]() We wound up building this 1,866 square foot earth shelter (540,000 pound roof!) after a trio of freak tornados took a plug out of beautiful, downtown Wellborn (a caution light, a Jiffy store, and a genuine post office). We had a brand new son and other than the security of the earth shelter, it also requires very little in the way of seasonal heating or cooling. However, due to Florida being very humid for half or more of the year and the interior being much cooler than the outside air, dehumidification is mandatory in order to avoid industrial strength mold!

![]() Considering that when the walls and roof were being back-filled there was a 8 foot high pile of dirt (Mount Wellborn) and a D6 bulldozer on top, the little Land Cruiser was no load at all.
I presently have no intention of selling the parcel with my house and shop as I no longer have the foggiest idea where I would go.
